How we waterproof a surface

Waterproofing a concrete surface means building a continuous membrane that keeps water from getting through the slab. We follow the same steps on every job. First, we inspect the surface to find where water gets in and what the concrete needs. Second, we prepare it mechanically, and third, we remove damaged coatings that are no longer bonded. Fourth, we repair cracks, joints and holes, because a membrane is only as good as the surface under it. Fifth, we apply a primer where the system calls for it. Sixth comes the waterproofing membrane itself, and seventh, a protective coating and finish, with a slip-resistant texture where people walk or where it gets wet. We choose the system for the surface, the water exposure and whether it takes foot or vehicle traffic, and we work with professional-grade products, Tremco and Vulkem among others. Every job starts with an evaluation and a written estimate.

What we waterproof

In Florida, water problems in concrete show up in the same places again and again:

  • Balconies and terraces, especially when there is a living space underneath.
  • Roof decks and flat concrete roofs.
  • Walkways, corridors and exterior common areas in condos and buildings.
  • Pool decks and the areas around them.
  • Stairs and entrances.
  • Concrete slabs exposed to rain.
  • Parking decks and traffic surfaces.
  • Commercial and industrial areas.

Why waterproofing matters in Florida

Heavy rain, humidity and, near the coast, salt air all reach the concrete. When water gets through a balcony or a roof deck, it causes stains and leaks below, and it can reach the steel inside the slab, which rusts, expands and cracks the concrete from within. The longer water gets in, the more the repair costs.

A membrane stops the water at the surface. On balconies and decks over living spaces, and on parking levels in condo buildings, it is what protects the structure and the people below.

Systems we install

There is no single system for every surface. A balcony with foot traffic, a roof deck in full sun and a parking deck with cars need different membranes and different finishes. We choose based on the surface, the exposure to water and sun, and whether it takes foot or vehicle traffic.

We work with professional-grade products from manufacturers such as Tremco and Vulkem, among others. Finishes can be slip-resistant, and there are color options.

Waterproofing or sealing?

Sealing protects the concrete itself against water and stains, and suits driveways, walkways and patios on the ground. Waterproofing builds a membrane that stops water from passing through the slab, and it is what a balcony, a terrace or a roof deck over a living space needs. If you are not sure which one your surface needs, we check it during the evaluation.

Service life and warranty

How long a waterproofing system lasts depends on the product, the preparation, the exposure, the traffic and the maintenance. Warranty is available according to the installed system and the terms set in the contract, and it is given in writing when it applies.

Questions about this system

How much does balcony or deck waterproofing cost?

It depends on the size of the surface, its condition, the repairs it needs and the system. We evaluate the surface first and give you a written estimate.

Which system do you use, and how do you choose it?

We work with professional-grade products such as Tremco and Vulkem, among others. The choice depends on the surface, the water and sun exposure, and whether it takes foot or vehicle traffic.

Is the finish slip-resistant?

It can be. Where people walk or where the surface gets wet, such as balconies, pool decks, stairs and parking decks, we add a slip-resistant texture to the finish.

Can you repair a membrane that is leaking?

Often, yes. We inspect it to find where water gets in and whether the membrane can be repaired or needs to be replaced. Damaged coatings that are no longer bonded are removed before the new system goes on.

What is the difference between waterproofing and concrete sealing?

A sealer protects the concrete against water and stains. Waterproofing uses a membrane to stop water from passing through the slab, which is what balconies, terraces and roof decks over living spaces need.

Request a waterproofing evaluation

Send us photos of the surface and where you see water or stains, or book a visit. We inspect it, tell you what it needs and give you a written estimate before anything is scheduled.
