Terrazzo restoration
Many older Florida homes and buildings have terrazzo hidden under carpet, tile or years of wear. In most cases it is worth saving. We repair it, grind it, polish it and seal it.
Terrazzo is a floor made of marble, glass or stone chips set in a cement or resin matrix, ground and polished flat. It is common in older Florida homes and buildings, often hidden under carpet or tile, and it is almost always worth restoring rather than replacing. Restoration means removing what covers it and any old sealers or adhesives, repairing cracks, chips and voids with a filler matched to the floor, grinding and honing it flat with progressively finer diamonds, polishing it to the sheen you want, and sealing it. It runs about $5 to $12 per square foot installed, estimated; where your floor lands depends mostly on the stains, cracks, holes and repairs it needs, which is why we inspect before quoting. A restored terrazzo floor does not need to be replaced, only maintained: regular cleaning with a neutral product and periodic resealing.
A terrazzo floor is already the hardest part of the job done: a dense, durable surface poured decades ago. Covering it with tile or vinyl throws that away, and tearing it out is expensive and loud. Restoring it usually costs less than a new floor of the same quality and gives back the original character of the house.
Not every floor can be brought back to perfect. Large patched areas, heavy structural cracking or missing sections can still show after restoration. We look at the floor first and tell you what to expect before quoting.
When terrazzo has been covered, the first step is uncovering it and assessing the damage: tack strip holes along the walls, adhesive residue, thinset from tile, and cracks that were hidden. Each of those is repairable, but each one adds work, and that is where most of the price difference between floors comes from.
Clean with a pH-neutral cleaner; acids and harsh chemicals etch the marble chips and dull the surface. Wipe spills, use mats at the entrances to keep grit off, and reseal periodically. A well-kept terrazzo floor can outlast the building around it.
