Most epoxy floors we install run $6 to $7 per square foot, installed. Miami is where the largest share of our work sits, and it is a different job from a suburban garage: the buildings are taller, the schedules are tighter, and a lot of the floors are inside occupied commercial space where the work has to happen at night. Salt air is the other factor — it reaches further inland than people expect and it attacks the rebar under a slab that is already breathing moisture. We grind, we test for moisture, and on coastal jobs we choose systems that tolerate vapour instead of trapping it. A coating that traps vapour in Miami lifts within two summers.

Yes, and in Miami it is most of what we do. We work in sections and at night so the space is usable in the morning. Tell us the hours the building will give us and we will plan the sequence around them before we quote.
Not the coating itself, but the slab underneath. Coastal concrete carries more moisture and more chloride, and a system that seals it completely can lift when that vapour has nowhere to go. On jobs near the water we test moisture first and pick a vapour-tolerant system when the reading calls for it.
Yes. Those are high-build systems with different traffic and different chemistry from a residential floor — tyre marking, hydraulic fluid and constant turning loads. They are quoted per level and per condition, so a walkthrough matters more than square footage.
Foot traffic is usually the next day. Vehicle traffic depends on the system and the temperature, and Miami heat actually helps. We give you the exact return-to-service window in the quote rather than a general rule.
