An epoxy garage floor is a resin system bonded to the concrete slab, not a paint laid on top of it. We diamond-grind the slab to open its pores, repair cracks and pits, test the concrete for moisture, and then apply a base coat, the decorative layer and a protective topcoat. A standard two-car garage is normally done in one working day. You can walk on it the next day, and vehicles usually go back in after 48 to 72 hours, depending on the system, product, temperature and humidity. With proper care, a well-installed system lasts about 10 to 15 years; the real number depends on use, traffic, sun exposure, moisture, the condition of the concrete and maintenance. Bare concrete is porous. It soaks up oil, brake fluid and the salt and sand that come home on the tires, it sheds dust every time you sweep, and in a humid climate it never quite feels clean. A coating seals that surface: spills sit on top until you wipe them, and the floor mops like a kitchen.
The catch is that a garage is the hardest room in the house for a coating. Hot tires, dropped tools, chemicals and a slab that can hold moisture from below all work against it. That is why the preparation matters more than the product, and why a floor that is rolled on over unground concrete tends to peel where the tires sit.

Sweep grit off regularly, because sand under a tire is what dulls a topcoat. Mop with water and a neutral cleaner, and wipe oil and chemical spills when you see them instead of letting them sit. Avoid dragging sharp metal across the floor.
Most of the lifespan of a garage floor is decided before the first coat goes down, in the grinding and the moisture test. The rest is decided by how it is cared for.

Vinyl flakes broadcast into the wet resin, then sealed. Hides dust and tire marks better than any solid color — the usual pick for garages. A heavier broadcast gives a full, granite-like texture with more grip, which is what holds up around pools and service areas.
Metallic pigments moved through the resin while it cures, so every floor comes out with its own veining. No two are the same — this is the one people ask us for by name.
